Eight things investors say, and what comes back.

What investors say

Sample one sample business, or one sample list of them

What do the rest of their customers say?

The list looks healthy. The locations behind it split in two.

26 of its 140 locations sit far behind the rest.

Put the site visits on the twenty-six.

Four weeks of work, aimed on day one.

Which one is slipping against its own kind?

Most of them held. Four slipped on their own.

4 of the 30 moved against the businesses beside them.

Take the four into the next board meeting.

A drift caught before it becomes a problem.

Which of them is losing customers faster than its block?

Most fell with their blocks. Some fell alone.

17 of the 90 renewals fell while the block around them held.

Price the seventeen differently.

A renewal list ordered before the committee.

Which of these turned this month?

Most held with their blocks. A few turned down while their blocks held.

9 of the 60 turned down while the businesses beside them held.

Put the nine at the top of the watchlist.

A watchlist ordered by what changed.

Which of them changed since the last quarter?

Seven names reversed their own trend of the past year. The rest moved with the group.

7 of the 200 reversed their own trend of the past year.

Open the note with the seven.

The note opened on the right name.

Is this one worth a week?

The number slipped a little, and almost all of it sits in a few locations.

14 of its 210 locations carry the whole of the fall.

Take it to the pipeline meeting; the fall is fourteen locations wide.

A pass made the day it lands.

Which businesses actually sit beside it?

The names in the pack sit beside a minority of its locations.

Only 96 of its 240 locations have one of the three beside them.

Build the comparison from the blocks it trades on.

A comparison set built from the blocks.

Is it converging, or still its old self?

Most of the acquired locations moved toward the rest. A group held apart.

33 of its 300 acquired locations still sit apart.

Put the integration effort on the thirty-three.

An acquisition that behaves like the group it joined.

Two candidates

Tell two businesses apart behind one number.

Two networks in the same trade and market carry the same headline number to a tenth of a point. One carries four times as many locations far behind.

Every location of both, side by side

The same rating, and one scale for both rows.
one candidate5.9%of its locations far behind0.4%of its locations furthest behindthe other23.1%of its locations far behind6.3%of its locations furthest behind

One number, two different assets. Against the businesses beside them, the network with more locations far behind is also ahead more often.

Pricing

Find the value one price hides.

Economists found grocery stores in one chain should be priced up to 18% apart, and are priced 0.4% apart (DellaVigna & Gentzkow, Quarterly Journal of Economics). It costs the chains 3–10% of variable profit. Restaurants run the same way.

Half the chains charge the identical price at every location.

Realytics holds both sides, location by location: every menu price, and what customers say it is worth.

Just ask Realytics “Which of my portfolio's chains price every location the same?”

Under the number

Find the movement under a still number.

One network, about 6,200 locations: the whole network moved under half a point on the year. Under that one number, more than a quarter of its locations fell ten points of rating or more, and a matching share rose as much.

The number held because the falls and the rises cancelled.

Two questions

Keep the two questions apart.

Whether people came, and whether they were satisfied, are two facts.

44.2%of locations where visits and satisfaction moved opposite ways
Two sortings

Tell today's rating from this year's change.

Five years of what customers said about public restaurant, retail and leisure companies, set against what their shares returned.

The rating set apart only the worst. The change set apart the best as well.

Every market

Set one measure across every market you underwrite.

One network, thirty-four of its markets, each against the same kind of business there: ahead in some, behind in the rest.

Points of positive opinion above or below the same kind of business in that market.

The same question, asked wherever the business trades.

Just ask Realytics “In which markets does our target trail the same kind of business?”

Every team

Take one business from the screen to the watchlist.

A deal team, a value-creation team, an analyst and a leasing committee have each worked from a different number, written by a different hand. There is one set of numbers now, and this is what each of them takes from it.

Every location of a target, on one measure, before the pack is answered

  • Every location the business runs, each against the businesses beside it.
  • Which locations carry the fall, and which carry the rest.
  • What its customers single out — price, wait, staff and product.

The companies already held, ordered by what changed

  • Each location against its own year before, week by week.
  • Where a portfolio chain's one price list leaves value unclaimed.
  • An acquired set weighed exactly as the rest of the group is.

Every name in coverage, between the quarters

  • Each business's rating, and the weeks it moved.
  • Whether the visits and what customers said moved the same way.
  • How a chain's menu prices move against its market, dish for dish.

Every tenant against the block it trades on

  • Each tenant's rating against the businesses beside it.
  • Whether the block moved too, or only that one address.
  • Which businesses trade on that block, and in which category.

The watchlist ordered by what moved this week

  • Every borrower's locations, all of them, counted the same way.
  • The ones that reversed their past year’s trend, worst first.
  • Whether the businesses beside them moved too.

A first pass on any business, before it is worth a week

  • Any business named, every location it runs, on one measure.
  • How it stands against the businesses beside it, market by market.
  • Where a fall sits, whenever there is one.

One record, one measure — and the same answer whoever in the firm asks for it.

Hold any one location up to the same measure.

Each comes back for one location too.
